    Register with us

    Registering your details with a Sherry FitzGerald Lettings office will enable our specialist staff to specifically match your requirements to the range of available properties. Be clear on your preferences to ensure your time isn't wasted viewing unsuitable properties.

    Select a property

    Once you have registered with us we will present a selection of properties that meet your criterion. See as many properties as you can and make a note of the features that you like. Rental properties can go fast so once you've found a property that ticks all the boxes you'll need to move quickly.

    Prepare the paperwork

    Have your references ready. The landlord will need to be satisfied that you are able to pay the rent and have a good character reference. An employer's reference, a bank reference and previous landlords' reference (if available) is usually sufficient.

    Pay a deposit

    It's important to plan your budget well. Most landlords will require an initial payment of a security deposit (usually equivalent to one month’s rent) as in some cases due to legislative ntoice periods landlords request a minimum of a 6 week deposit. The security deposit will be reimbursed to you at the end of the tenancy, subject to the details of your agreement.

    Rental Agreement

    So that there is no confusion for either party, a tenancy agreement is drawn up and signed by each party, detailing property address, monthly rent amount, deposit paid, date that rent is due, names of occupants etc. Most rental agreements are for a period of 12 months. If you leave earlier than the agreed end date you may be liable to pay the rent until the end of the tenancy. An inventory of the contents and condition of the property will also be drawn up andagreed to by both landlord and tenant.

    Utilities

    In most cases, the tenant is responsible for taking over all the utilities upon moving into a property.  Sherry FitzGerald Lettings is able to assist in changing the electricity account, with the new tenant's approval.
