Step 2 - Select a property

Once you have registered with us we will present a selection of properties that meet your criterion. See as many properties as you can and make a note of the features that you like. Rental properties can go fast so once you've found a property that ticks all the boxes you'll need to move quickly.

Step 3 - Prepare the paperwork

Have your references ready. The landlord will need to be satisfied that you are able to pay the rent and have a good character reference. An employer's reference, a bank reference and previous landlords' reference (if available) is usually sufficient.

Step 4 - Pay a deposit

It's important to plan your budget well. Most landlords will require an initial payment of a security deposit (equivalent to one months rent) and one months rent in advance. The security deposit will be reimbursed to you at the end of the tenancy, subject to the details of your agreement.

Step 5 - Rental agreement

So that there is no confusion for either party, a rental agreement is drawn up and signed by each party, detailing property address, monthly rent amount, deposit paid, date that rent is due, names of occupants etc. Most rental agreements are for a period of 12 months. If you leave earlier than the agreed end date you may be liable to pay the rent until the end of the tenancy.

An inventory of the contents and condition of the property will also be drawn up and agreed to by both landlord and tenant.

Step 6 - Utilities

Normally the tenant takes over all the utilities on moving into a property. Sherry FitzGerald Lettings will arrange for the transfer of utilities into your name, and help to set up your standing order.

Step 7 - Move in

Keys will be handed over and you can move in. Congratulations!
