Ballina Residential Market Review April 2019
Here in Ballina we have seen 23 completed sales in the local area from 1st January to 31st March 2019 with a total transaction value of almost €2.4 million. This compared with the same period in 2018 shows a decrease in sales in 2019. Completed sales for the corresponding period in 2018 were 32 with a total transaction value of in excess of €3.8 million.
The Property Price Register (PPR) reveals that transactions in Ballina are showing a decrease in the number of property completions of 28% and a decrease in the overall value of 38% when compared to the corresponding period in 2018. Due to the time lag in logging data to PPR, this is the most accurate data available.
In terms of the profile of vendors who sold second-hand homes through Sherry FitzGerald Feeney West between 1st January and 31st March 2019 in Ballina, approximately 38% were selling an investment property, 13% were selling a 2nd home with the remaining balance of 49% comprising of those trading up, re-locating, bank and other sales.
When examining the profile of buyers between 1st January and 31st March 2019, 1st time buyers made up 63% of the total, the balance was made up of those trading up, re-locating and investors.
