35 College Green
Dunmore Road
Tuam
Co. Galway
H54 XK38
Description
A welcoming hallway with a tiled floor leads to a bright sitting room with an open fireplace. This room has a large front window, timber floors and coving. A second door from the sitting room leads directly to the dining area to the rear of the house.
The back of the house is occupied by a large kitchen dining area and a separate utility room. The kitchen cabinets are solid oak, the floor and splash backs are tiled in coordinated colours and the whole room has a sense of cohesiveness. The dining area is larger than in most semi-detached properties and almost feels separate as it occupies one side of the spacious kitchen, dining space. The utility room and the guest WC complete the ground floor accommodation.
A wooden stairs leads to three well-proportioned bedrooms and a family bathroom. The master bedroom is ensuite, both it and the main bathroom are tiled floor to ceiling. There are built in wardrobes and timber floors in all of the bedrooms.
The side and rear gardens are very attractive outdoor spaces. In particular, the large rear walled garden offers plenty of play and recreation space and has a large patio BBQ area. The front driveway is beautifully done in red paving stone and has ample room for two cars.
College Green is one of the most desirable places to live in the Tuam area. This property is within a short walk of the town centre, schools and all social amenities. A combination of a quality build and an ideal location means that houses at College Green are extremely popular when they do come to the market.

About the Area
Tuam (pop. 8,242) is a town in County Galway, situated west of the midlands of Ireland, and north of Galway city. Tuam is best known as a centre of church affairs, ancient and modern and has two cathedrals. The town owes its foundation to a monastery established here in the 6th century by St. Jarlath. The ruins of Temple Jarlath, in the centre of the city, date from around 1360. The 14' 12 century High Cross of Tuam, a decorated sandstone piece, was once broken in three, with each piece in different ownership. It is now situated in the rebuilt (1878) Church of Ireland cathedral, which has a magnificent red sandstone chancel arch in laboured Romanesque, erected certainly between 1128 and 1152.
