Caladh House
3 Rathmichael Haven
Ferndale Road
Rathmichael
Dublin 18
D18 YR62
Description
Originally renovated by architect, Ross Cahill O'Brien, the property reflects a nautical theme, presenting curved walls and ceilings, white maple floors and feature walls, and French style windows and doors.
Generously proportioned throughout, the ground floor comprises a large reception hallway with high ceilings leading to an open plan tri-aspect family / breakfast room with feature in-wall aquarium, and kitchen box bay window and double doors to the garden. To the right of the reception hallway as an open-plan split level lounge and dining room with feature fire places and access to the garden via double doors. To the left is a guest W.C. with cloakroom plumbed for showers, and three double bedrooms, one with double doors opening to the rear garden, one with Stira access to a large, floored attic, and two enjoying ensuite bathrooms.
The first-floor landing overlooks the entrance lobby with a guest bedroom, bathroom with hot-press, and a main bedroom with an ensuite bathroom, and walk in wardrobe. All rooms enjoy additional eaves storage.
Outside, the property is approached via a long private driveway and gated entrance, the top offering power and trunking for additional gates, to a sweeping driveway with parking for a large number of cars. The gardens, of circa one acre, are presented in lawn with a combination of granite-edged flower beds and high hedging, mature trees and planting, and multiple patios offering the ideal setting for alfresco entertaining.
At the far end of the garden is a large light filled and insulated Steeltech design studio of approximately 20x7 metres with parking for further cars on a gravel driveway, with both single and three-phase electrical power, kitchenette, new wood-burning stove, bathrooms, and separate storeroom. There is a further Steeltech building in the corner of the gardens divided into a home-office and workshop with roof extractor.
Given the footprint of this building, the new owners might consider repurposing this space as a generous guest house, subject to planning. As most of the neighbouring properties have utilised and trended, this property boasts the potential of a further, second-site development, which would not diminish its characteristic luxury of views and space.
Located just off Ferndale Road, Caladh House enjoys the feeling of countryside living yet enjoys the benefits of being within easy access of Shankill, Dalkey, Killiney, Bray and Cabinteely villages, and large shopping centres in Bray, Cornelscourt, Carrickmines Park, and Dundrum Shopping Centre. Some of South County Dublin’s most prestigious primary and secondary schools are located nearby including John Scottus Secondary School, St. Gerard's, Loreto Abbey, St. Anne's National school, Rathmichael Nation School, and Holy Child Killiney.
Those enjoying the outdoor life can avail of a wide range of amenities including golf, horse riding, walking routes though the Dublin and Wicklow Mountains or scenic beach and coastal walks through nearby Killiney & Dalkey Hills, and sailing in nearby Dun Laoghaire and Bray Harbour and Marinas.
Transportation links are plentiful being just minutes from the N11 (QBC), M50, Luas (Brides Glen / Cherrywood) and DART (Shankill) and 30 minutes from Dublin city centre.
This property offers unparalleled views of the surrounding areas as far as the Irish Sea, with total privacy and tranquillity.

About the Area
Rathmichael is a suburb in the south-east of Dublin, situated west of Shankill, from which it is separated by the M50/M11 motorways. It is characterised by extensive tracts of low-density dwellings, with large houses and gardens interspersed with open areas. It rises to the west towards the hill of Carrickgollogan in the foothills of the Dublin Mountains. The chimney of the disused lead mines and the ruins of Puck's Castle on the northern flank of Carrickgollogan overlook the area.
