If you are the administrator of a deceased person’s estate or family home, we understand it can be a complex and emotional time. We’re here to help you as you maintain and protect assets until they are sold or distributed. For this important task of protecting the asset value, you need an expert by your side, providing sound advice and guidance as you need it.
What is an executor sale and how does it work?
When somebody dies, the task of carrying out the terms of their will fall to their executors. Typically there are two executors, and if the will includes property, the executors must obtain a grant of probate which authorises the executor named to administer the deceased estate.
And when property is involved, it is a good idea to start the sales process while waiting for probate to be granted as this can take some time. The sales process can even go as far as accepting offers and signing contracts subject to probate issuing.
How we can help
Expert Valuation Advice
We can arrange a free, no-obligation market appraisal from your local Sherry FitzGerald office, providing you with an Advised Market Value (AMV). At this point, we will also discuss marketing strategy and the costs associated with selling a property.
Where there is more than one beneficiary, by appointing us to handle the sale you make sure that all communication is channelled through one point of contact to keep everyone involved up-to-date.
As the sale progresses and in line with the guidance and direction of the executor, beneficiaries can be kept informed on a regular basis through your agent on any offers being made. We are here to offer advice and guidance when we believe the property has reached acceptable levels in terms of sale price.
