Irish Property Capital Flows 2025

Capital flows into the Irish property market grew by a substantial 13% in 2025, similar to the increase seen the previous year, to reach €32.38 billion. Total spend on commercial property, including agricultural land and development land, increased by a significant 21% to reach €5.42 billion, while capital flows into residential property expanded by 11% to €26.96 billion. Similar to previous years, residential property was the primary focus for capital flows in 2025 accounting for 83% of total spend. Dublin accounted for 46% of all capital flows, equating to €14.79 billion. Cork continued to attract the second highest proportion at 9%. A further 5% was located in Kildare, while Wicklow and Meath each accounted for 4% of total turnover.
