This report provides an overview of recent developments in the Irish residential market, with a particular focus on the NUTs3 regions in Ireland.
The Irish residential market saw a significant improvement in the delivery of new homes in 2025 and again in the opening months of 2026. Planning permissions also increased in 2025 while commencements grew in the opening months of 2026. However, supply levels remain constrained particularly in locations outside of Dublin, with these regions recording much stronger price inflation than Dublin. This reflects the concentration of development activity in Dublin and the Mid-East regions in recent years.
Looking forward, continued momentum in planning permissions and commencements is needed to scale up output to meet demand requirements, with a more geographically balanced focus. Given continued shortages in the market, the pace of price inflation in 2026 is expected to remain relatively robust, although more moderate than in 2025.
