On the assumption that the property is put on the market for sale by the auctioneer (which usually happens when the reserve price is reached) and if you are the highest bidder when the property is declared sold by the auctioneer you will have entered a legally binding contract. You will then sign unconditional contracts for the purchase and pay the balance 10% non refundable deposit. The contracts cannot be signed subject to contract, subject to finance, subject to survey etc. The balance is due on completion which will be as per Special Condition 25 of the Contract for sale. It is essential therefore for all prospective purchasers to ensure that finance / mortgage facilities have been put in place prior to bidding at the auction and that surveys or any other enquiries are carried out in advance of the auction date. Conditions of Sale will be available from the Auction Portal in soft copy format prior to the auction. Please register your interest to receive same. In order to place a bid on the day of the auction any interested party will need to register in advance of the Auction date on the Auction portal and transfer a deposit of €1,000 to our client account which must be cleared 24 hours before the Auction. If you are unsuccessful the €1000 deposit will be refunded to your bank account.
