1.35 Acre Resi Development Site
Two-Mile Borris
Thurles
Co. Tipperary
Description
DESCRIPTION
Sherry FitzGerald Gleeson are delighted to present this exceptional residential development opportunity extending to c. 1.35 Acres (0.55 Ha), strategically positioned on the Main Street of Two-Mile Borris, Thurles, Co. Tipperary.
Comprising one large, regular-shaped field with an extensive road frontage of approximately 80m, the lands occupy a prime location immediately adjoining the Village Centre and are being offered for sale as part of Folio TY53759F.
The property enjoys excellent accessibility and is within a short walking distance of all local amenities including the village convenience store, primary school, church and public houses.
Importantly, the lands are fully zoned 'New Residential' under the Tipperary County Development Plan 2022-2028 and offer outstanding potential for a private residential development in a well-established and growing village setting.
A recent Section 247 Pre-Planning Consultation with Tipperary County Council confirmed that residential development on the lands is acceptable in principle, with the site specifically identified as being zoned for new residential development within the current Settlement Plan. The Council further advised that low to medium density residential development may be considered, subject to detailed design and technical requirements, while also noting the benefit of a recently upgraded public watermain serving the area.
Two-Mile Borris is a thriving and expanding village located approximately 7km east of Thurles and less than 1km from Junction 5 of the M8 Motorway, providing direct access towards Dublin and the wider national motorway network. The village continues to benefit from sustained residential growth and enjoys a strong range of local services and amenities, making it an increasingly attractive location for future housing development.
Given its prominent village-centre location, residential zoning, substantial frontage and positive pre-planning feedback, this represents a rare opportunity for a developer, builder, investor or private purchaser to acquire a ready-made residential development site in one of North Tipperary's most accessible villages.
