Boughlone
Portlaoise
Co. Laois
R32 TY49
Description
There are properties that follow trends, and then there are properties that stand completely apart. Boughlone is firmly in the latter category.
Set amidst a wonderfully mature and private site in one of the most sought-after locations on the outskirts of Portlaoise, this architecturally distinctive residence offers a rare opportunity to acquire a home of genuine individuality. Designed with imagination and confidence, the property embraces angles, height, light and space in a way that is seldom found in the modern market.
From the moment you arrive, it is clear that this is no ordinary home. The striking maintenance-free brick exterior blends effortlessly with its natural surroundings, creating a residence of lasting quality and timeless appeal. Extending to approximately 185 sq.m. (1,984 sq.ft.), this architect-designed home showcases a unique split-level layout, dramatic rooflines and thoughtfully designed living spaces that create a home of exceptional character and charm.
Internally, the design is both bold and practical. The clever use of split levels, vaulted ceilings, dramatic glazing and carefully positioned windows allows natural light to pour through the home throughout the day. Every room has been thoughtfully orientated to capture views of the surrounding gardens, while the changing angles and ceiling heights create a wonderful sense of character and architectural interest.
Upon entering, a welcoming entrance hall leads to a series of interconnected living spaces flooded with natural light through large picture windows overlooking the mature gardens. The principal living room is undoubtedly the centrepiece of the home, featuring soaring timber-clad vaulted ceilings, an attractive fireplace and a beautiful handcrafted spiral staircase leading to a mezzanine gallery above. This remarkable space offers both warmth and grandeur, making it ideal for family living and entertaining alike.
The kitchen and breakfast room provide excellent space for modern family life, while the adjoining dining room and separate family room offer flexibility for a variety of uses. Throughout the home, large windows frame views of the mature grounds, ensuring a constant connection with the beautiful outdoor setting.
The accommodation offers an excellent balance of living and bedroom space with four well-proportioned bedrooms, a family bathroom, guest WC and a versatile loft/gallery area overlooking the living room below. Access to a rooftop terrace provides a wonderful vantage point from which to enjoy the surrounding countryside and mature grounds.
Outside, the gardens have evolved naturally over many years, creating a private sanctuary filled with mature trees, shrubs and lawned areas. The grounds provide an idyllic environment for outdoor enjoyment, gardening enthusiasts and families seeking space and privacy. A detached garage and generous gravel driveway provide ample parking and practical storage.
The setting is simply outstanding. Despite enjoying a peaceful countryside atmosphere, everyday conveniences are within strolling distance, including local shops and public transport. For commuters, the location is second to none, with Junction 18 of the M7 accessible within minutes, allowing swift travel to Dublin, Limerick and beyond without the frustration of town traffic.
Families are particularly well catered for, with a choice of excellent schools nearby, while those seeking a country village environment will appreciate its location within the Parish of Ballyfin, one of Laois' most highly regarded communities.
While the property would benefit from modernisation and refurbishment, Boughlone represents a rare opportunity to acquire a home of genuine architectural merit and transform it into a stunning contemporary country residence. Its combination of unique design, mature setting, spacious accommodation and unrivalled convenience makes it one of the most intriguing residential offerings to come to the market in recent years.
Properties with this level of architectural individuality, privacy and convenience are exceptionally rare. Boughlone is a home that rewards appreciation of design, space and setting, offering a lifestyle that is increasingly difficult to find.
Some homes can be replicated. Boughlone cannot. This is a property of character, imagination and enduring architectural merit, set in a location that perfectly balances rural tranquillity with modern convenience.

About the Area
Portlaoise stands at a major crossroads (Dublin, Limerick, Cork) although construction in the 1990s of the M7 motorway, which bypasses the town, has reduced traffic congestion in the town centre. The town has a railway station served by intercity trains between Dublin and Cork and by Dublin commuter services. Córas Iompair Éireann opened a rail depot south-west of Portlaoise town centre in 2008. The depot provides a high quality maintenance and servicing facility for the 183 new intercity railcars and some facilities for outer suburban railcars serving the Kildare Route.
