5 Glenburgh Terrace
River Lane
Bray
Co. Wicklow

Description
Conveniently positioned along a quiet cul de sac, on approach there is a well-maintained railed garden with a granite pathway leading to the front door. Beyond the handsome façade, the internal accommodation is deceptively spacious, measuring 120sqm approx. over three floors. The inviting entrance hall includes original floorboards, a dado rail, an archway, smart under stairs storage, and a w.c. To the front of the property, the bay windowed living room contains original floorboards, picture rails, ceiling coving, and a feature fireplace with tiled surround takes center stage. The rear of the property is bathed in natural light from the south westerly orientation and comprises a dining room with an opening through to a sitting area and access to a fully equipped galley style kitchen. Double doors from the sitting area lead out to the charming beach hut themed garden which incorporates a patio space and decking bordered by a wall and an abundance of colorful plants and shrubbery. It is worth noting that there is pedestrian access through the yellow hut to a laneway behind which caters for additional storage and composting if required.
Upstairs, on the first-floor return, is the large family bathroom with shelved hot-press/utility press. Off the split-level landing there is access to three bedrooms, two double and one single. Both double bedrooms include fitted wardrobes and fireplaces (currently blocked). The principal bedroom sits to the front along with the single bedroom and each enjoy sweeping views out over the People’s Park. Back to the landing and a second stairs rises into the attic room which is an excellent addition to the property. This bright room can be used for a variety of purposes and is enhanced with fabulous views of the Wicklow Mountains.
At the opposite end of the park, the boardwalk which runs parallel with the Dargle River, leads to the bottom of Bray main street. The town offers an array of shops, eateries, and the new Florentine Shopping Centre with cinema complex is due for completion later this year. The renowned promenade and seafront are within 1.5km, offering beautiful seaside walks and the now famous cliff walk to Greystones. There is also a selection of reputable restaurants, trendy bars, and ice cream parlors along the Strand Road to choose from. There is a good choice of highly regarded primary and secondary schools within the vicinity as well as a host of sporting & leisure facilities.
For commuters there’s instant access to the N11/M11/M50 corridor, with Dublin Bus routes 155, 145, 84, 45A and the Dart, serviced by the 185 feeder bus which stops on the Upper Dargle Road.
