Loughnavalley Sites
Mullingar
Co. Westmeath.
Description
The proposed accommodation has been thoughtfully designed to provide bright, spacious and practical modern family living. A welcoming entrance hall leads to the impressive open-plan kitchen and dining area, which flows into a generous living area. A separate pantry provides useful additional storage, while a rear hall connects to the utility room, plant room and guest WC.
The bedroom accommodation comprises four well-proportioned bedrooms. The primary bedroom is well appointed with a walk-in wardrobe and private en-suite, while the remaining bedrooms are served by the main family bathroom.
The site is positioned within the defined boundary of the Loughnavalley Rural Node, as designated under the Westmeath County Development Plan 2021–2027. Rural Nodes are identified settlements where limited residential development may be considered, subject to planning permission and compliance with the relevant planning policies and criteria. Importantly, this particular site already benefits from full planning permission for the proposed residence and detached garage.
Loughnavalley combines an attractive countryside setting with the convenience of a small village community. The site is within walking distance of the local national school, GAA grounds and café/public house, while Castletown Geoghegan is approximately 5km away.
Mullingar is approximately 13km from the property and provides an extensive range of amenities, together with bus and rail services. Kilbeggan and Ballymahon are approximately 15km away, with Tullamore approximately 27km and Athlone approximately 30km. Convenient access to the N4, N52 and motorway network provides excellent connectivity throughout the Midlands and towards Dublin and Galway.
