Record Land Price Achieved at Ruan Auction
Sherry FitzGerald McMahon has achieved a record-breaking result at the recent public auction of a prime 73.5-acre holding at Ballymacrogan, Ruan, Co. Clare. The auction, which took place at the Old Ground Hotel in Ennis, saw the entire holding (Lot 3) sell under the hammer for an impressive €1,540,000, substantially exceeding the €900,000 guide price.
The sale equates to approximately €21,000 per acre, or €22,000 per acre when adjusted for 3.5 acres of commonage included in the sale. The property also featured a five-bay slatted house and a six-bay shed, adding to its appeal.
The auction attracted strong interest from local and regional buyers, with competitive bidding driving the final sale price well above expectations.
Speaking after the auction, Diarmuid McMahon of Sherry FitzGerald McMahon commented:
“We were delighted with the result in Ruan, which reflects both the quality of the land and the continued strength of demand for prime agricultural holdings in County Clare. To the best of our knowledge, this sale sets a new benchmark for land values in the county. It’s rare to see land of this calibre come to the market, and the interest it generated was exceptional.”
Located just outside the village of Ruan, the holding comprises top-quality limestone land described in the auction brochure as land where one could “leave your wellies at home.” The lands were offered in three lots but ultimately sold in their entirety.
The result underscores the buoyant demand for well-located, high-quality farmland in the region and highlights the effectiveness of Sherry FitzGerald McMahon’s auction process in achieving premium results for clients.
