Description
This super property is called ‘A House and a Garden’, it is a bespoke building designed with comfort and style in mind and is highly insulated. The ground floor is laid out with a perimeter screen of timber folding triple glazed doors allowing uninterrupted views of the garden on all sides. These doors can be completely folded back on fine days so that there are no walls between the garden and interior of the house. On the ground floor the entrance lobby is faced with a small library and guest wash closet behind which is marble lined. A spacious cloak store is located beside the WC. There is a light filled, south-west facing open plan kitchen and dining room featuring concrete and marble flooring. A solid wood kitchen with beautiful marble worktop demonstrates a great use of space with the highest spec Wi-Fi enabled Siemens appliances and integrated extract and 5 ring Siemens gas hob. There is generous space for family dining or entertaining and this room overlooks the private garden. Separate to this there is cosy sunken living room with natural wool carpet and features a wood burning stove and a window seat along the smaller woodland garden to the rear.
Upstairs the landing is lined in iroko timber and rises to 5 metres with a frameless roof light which lights the space. The main bedroom has a walk-in wardrobe/dressing area and a built-in dressing table. The ceiling is a unique design of a draped tent. The second double bedroom has a marquetry floor and built-in wardrobes and the third bedroom to the rear of the property has built in storage beneath the bed and built-in wardrobes and shelving, this room would also be ideal as a home office. All the bedrooms have large bespoke windows with long distance views. The stylish bathroom is lined in Carrara marble with Duravit sanitary items and a Hans Grohe shower with access to an attic space above. The house has been plumbed for future installation of PVs (solar panels) or air source heat pump and has a mechanical heat exchanger (MHVR) which naturally reuses heat lost in the house to recirculate in fresh air. There is off-street parking to the front with sliding wooden door to the colourful garden which have been planted in a naturalistic manner by Maria Canavan with many edible plants and fruits. The garden is very private and has a lovely south-west facing aspect.

Clontarf contains numerous sporting facilities, such as GAA, Rugby, Cricket, Tennis and Sailing. The largest municipal park is nearby (North) Bull Island, also shared between Clontarf and Raheny. North Bull Island is an island located in Dublin Bay, about 5 km long and 800 m wide, lying roughly parallel to the shore off Clontarf (including Dollymount), Raheny, Kilbarrack, and facing Sutton.
