Milltown
Dublin 6

Description
Number 37 Milltown Avenue, is a most impressive four bed terraced property, ideally located in Mount Saint Anne’s, one of Dublin’s most well regarded and sought-after residential developments. Ideally positioned in this tranquil setting, this superb property is set amongst well maintained and manicured communal gardens and offers the potential purchaser a deceptively spacious, light filled property with a good balance of both living and bedroom space.
Internally, the light filled accommodation extends to 160 sq.m. / 1,722 sq.ft. and comprises briefly a bright, welcoming entrance hallway with a beautifully presented cosy living room leading on to the dining room and bespoke fitted kitchen, a separate utility room and guest w.c. Upstairs, on the first floor a spacious, dual aspect sitting room is located off the landing that spans the length of the property that boasts beautiful custom design display cabinetry. A spacious double bedroom with built-in wardrobes and a shower room completes the accommodation on this floor. On the second floor, there is family bathroom and three further double bedrooms including the principal suite with integrated wardrobes and stylishly tiled en-suite shower room. The property is further enhanced by the private rear garden which is bordered by fencing and is laid out with low maintenance astroturf lawn and sandstone paving, with a patio area, ideal for ‘al fresco’ dining.
The location of Mount Saint Anne’s is unrivalled with an abundance of amenities in the vicinity. Local shopping in Milltown Village provides everything you need for everyday living, while nearby surrounding villages including Dundrum, Ranelagh and Donnybrook provide a wealth of boutique shops, bars, and restaurants. Conveniently positioned, the commuting distance to the city centre is already short but the complex further benefits from private resident access to the Milltown Luas Station, allowing ease of access to the city centre and beyond.

About the Area
Milltown, Dublin 6, is a suburb on the southside of Dublin. The townland got its name well before the 18th century. Both Milltown and Clonskeagh were "Liberties" of Dublin, following the English invasion and colonisation in 1290. Milltown is marked by a spectacular 19th century railway bridge across the river, which was part of the Harcourt Street railway line which ran from Harcourt Street to Bray. In 2004 the bridge was re-opened for the Luas light rail system which runs from St. Stephen's Green to Bride's Glen.
