Description
Built to a high specification c. 1990, La Rochelle is a unique residence extending to 336 sq. m (3,617 sq. ft) approx. of beautifully appointed luxury accommodation that flows exceptionally well throughout, providing all the appropriate requirements that caters for entertaining and high standards of living. Not to mention the B energy rating which is an attractive feature for modern day living. In 2008, the layout was enhanced with the addition of an 80 sq. m single level extension providing further versatile options.
An exemplary home in every sense of the word, on entering one is immediately impressed with the natural light and floating staircase in the hallway. Stylish interiors are complemented by large rooms and exceptional finishes throughout. Laid out over two levels, the accommodation provides more than enough room for any growing family. The ground floor is particularly well arranged and incorporates a living room, split level playroom, superb open plan kitchen dining sitting room, all enjoying direct access to the southwest facing patio. Remaining on this floor, there is a study, luxurious WC, and from the hallway there is access to the extension containing two double bedrooms, a Jack N Jill bathroom, and kitchen. Thoughtfully devised with its own door entrance, the extension could be separated from the main house and used as a self-contained unit if desired, generating an income or ideal for an accompanying parent.
Upstairs, a series of windows along the L-shaped landing bathe the first floor in natural light and there is access to four double bedrooms and a family bathroom. Two of the bedrooms are en-suite to include the impressive principal bedroom which is complete with a walk-in wardrobe and south facing balcony. Carefully planned, all bedrooms are strategically positioned enjoying a pleasant outlook over the garden.
The surrounding grounds are as spectacular as the house itself and occupy 0.8 acre of landscaped gardens. Accessed through electric gates, a tree lined tarmacadam driveway leads to a forecourt providing ample parking directly to the front of the property. High hedging and an abundance of trees provide total privacy while expansive rolling lawns wraparound the front, side, and rear. Another asset to “La Rochelle” is the southwest facing patio which acts as an extension of the house throughout the warmer months. A haven for BBQ’s and intimate family gatherings, this space is bordered by an array of vibrant flowers and architectural planting, and a winding pathway leads to a rear deck. Here there is an outdoor jacuzzi seeking a new lease of life while two sheds facilitate for storage requirements.
There is always strong demand to reside in this exclusive southside suburb which affords country-style living yet is within easy reach of both the N11 and the M50, the DART at Shankill, the LUAS at Cherrywood along with Bus Connects at the N11. Both Cherrywood and Carrickmines Business Parks are also within close proximity. Shankill, Bray, and Enniskerry are all within a short drive and between them offer a variety of shops, eateries, hostelries, and essential facilities. Exceptional schools nearby include St Gerard's, John Scottus on Ferndale Road and Nord Anglia International School to name but a few. About the Area
Rathmichael is a suburb in the south-east of Dublin, situated west of Shankill, from which it is separated by the M50/M11 motorways. It is characterised by extensive tracts of low-density dwellings, with large houses and gardens interspersed with open areas. It rises to the west towards the hill of Carrickgollogan in the foothills of the Dublin Mountains. The chimney of the disused lead mines and the ruins of Puck's Castle on the northern flank of Carrickgollogan overlook the area.
