Ballymote
Co. Sligo

Description
Versatile mixed-use development with commercial and residential elements, situated on a high-profile corner site with extensive street frontage onto the main street in the thriving county town of Ballymote. The entire property consists of two retail units; three residential properties; three exceptionally large outbuildings, two courtyards and three gardens.
Seldom does the opportunity to acquire such a large versatile site within a central town location come to market. The fact that this property occupies a corner site and has two separate gated vehicular access points enabling rear access from the side road are particularly appealing. Due to the unique and large footprint of the overall site, this property provides great potential for further development or redevelopment subject to planning permission.
The mixed use zoning is designed to promote the development of a dynamic mix of uses able to create and sustain viable town and village centres. Commercial (including retail), residential, leisure, community and office.
The property is located in the centre of Ballymote town and close to all amenities including the train station, shops, schools, creches and sports facilities. Ballymote is located a short drive from Sligo town, Sligo University Hospital and Sligo ATU. There are numerous daily bus and train connections to Sligo and Dublin and Knock airport is a short 30 minutes’ drive away.

About the Area
Ballymote (Irish: Baile an Mhóta) is a market town in southern County Sligo. It is an historic town, with Ballymote Castle, the last and the mightiest of the Norman castles in Connacht. This castle, dating from 1300, was built by Richard de Burgh. It also has a Market House, a three-bay, two-story building currently used by the South County Sligo Community Mental health service of the Health Service Executive. Ballymote lies on regional roads R293, R295 and R296, and on the main Dublin to Sligo railway line. Ballymote railway station opened in 1862.
