Tuam
Co. Galway
H54 HN73
Description
12 The Birches is nestled in a row of just 16 houses in a mature and very well established quiet residential estate. The property has been lovingly maintained by the current & sole owner of the property since its completion in 1999.
The Birches is in a prime location one mile from Tuam town centre and within walking distance of all local schools, shops, restaurants, and many local sporting and recreational facilities in Tuam. The local park at The Palace Grounds provides a tree lined park, with children’s playground and Coral leisure centre with gym and 25m pool. Local supermarkets include Aldi, Super Valu, Tesco and Lidl. Public transport includes an almost hourly bus service to Galway City, including all the third level colleges with pick up / drop off available on Galway Road. In recent years, a new service offers a bus service to Dublin City and Dublin Airport.
Tuam is on the M17 Tuam to Gort Motorway providing easy access to Galway (33km), Athenry (33km), Claregalway (22km).
A beautiful mature beech tree on the driveway and well-maintained front garden greets you as you approach the property. Into a very spacious entrance hall with a guest toilet beneath the stairs. The living room to your right-hand side has a large west facing bay window, and for the winter months an open fire with attractive surround. Double French doors bring you through to the kitchen/dining room which is the full width of the house. There are fitted kitchen units on both sides, it would be a pleasure to spend time in this space. On to the separate utility, you would almost mistake the utility for a second kitchen as it is larger than your average utility and includes wall and floor fitted kitchen units and a sink. The utility is plumbed for a washing machine. There is access to the east facing rear garden from both the utility and from the sliding patio door in the kitchen/dining room.
Step out into the rear garden with patio area. Sit and admire the majestic mature Liquidambar tree, this is certainly the focal point of the garden and will provide the best autumn colour as we wait its arrival. This fully secluded mature garden is not overlooked to the rear. It has blossomed over the years and includes native trees such as ash, lilac, evergreen trees, and white fuchsia. There are rose climbers, clematis and hydrangea around the sides and roses in the flower bed.
The first floor has the original timber floors under carpet and there are four bedrooms and a bathroom. The master bedroom has a large bay window overlooking the open green area and its ensuite includes a wc, whb and shower. The second bedroom also to the front of the house overlooks the open green area. Bedroom three and four to the rear overlook the rear garden. Completing the first floor the main bathroom has a toilet, wash hand basin and a bath. A shelved hot press provides plenty of storage.
A very comfortable, warm property to come home to or benefit from working from home / hybrid, our new way of working.

About the Area
Tuam (pop. 8,242) is a town in County Galway, situated west of the midlands of Ireland, and north of Galway city. Tuam is best known as a centre of church affairs, ancient and modern and has two cathedrals. The town owes its foundation to a monastery established here in the 6th century by St. Jarlath. The ruins of Temple Jarlath, in the centre of the city, date from around 1360. The 14' 12 century High Cross of Tuam, a decorated sandstone piece, was once broken in three, with each piece in different ownership. It is now situated in the rebuilt (1878) Church of Ireland cathedral, which has a magnificent red sandstone chancel arch in laboured Romanesque, erected certainly between 1128 and 1152.
