Description
The 'front' door is to the side of the house and opens into a large bright hallway with a downstairs guest WC. Good quality oak laminate runs from the hallway through the open archway into the kitchen and dining area. The kitchen is a cooks dream and a room where it is easy to imagine a family gathered around the table overlooking the rear garden or friends casually chatting around the convenient island unit.
The grey kitchen units and island are complimented by the crisp white countertop. The kitchen has an integrated eye level oven, microwave and dishwasher, a double Belfast sink, a five-ring gas hob on the island with an overhead extractor hood. The dining area has a contemporary grey dining booth, grey panelling and radiator cover which all add a certain charm and character to the room. A sliding door opens from the kitchen area out to the rear garden. A convenient utility room also provides access to the side of the house.
To the left of the hallway the spacious living room has a large bay window, a tasteful oak laminate floor and a solid fuel stove with a cast iron inset. A large single-story room to the side of the house with a large window to the front and two smaller windows to the back could accommodate a ground floor bedroom, a home office or a playroom.
A carpeted stairs leads to three generous bedrooms. The master ensuite bedroom is the full width of the front of house and has two glass panel doors that open onto a balcony area. The ensuite bathroom is fully tiled from floor to ceiling. The master bedroom and the two bedrooms to the back of the house have the same laminate oak flooring as the living room. The family bathroom completes the first-floor accommodation and features floor to ceiling tiles and a towel radiator.
To the front of the property there is parking for two cars and some mature shrubs and plants. The southwest facing landscaped rear garden is a real sun trap, a place to relax and enjoy the long summer evenings. The split-level patio with mature trees, shrubs and raised beds is a gardeners dream and ideal outdoor entertaining space.
Situated in a quiet enclave facing an open green space this is indeed a perfect family home. This is an excellent opportunity to buy a substantial property in an excellent location.

About the Area
Tuam (pop. 8,242) is a town in County Galway, situated west of the midlands of Ireland, and north of Galway city. Tuam is best known as a centre of church affairs, ancient and modern and has two cathedrals. The town owes its foundation to a monastery established here in the 6th century by St. Jarlath. The ruins of Temple Jarlath, in the centre of the city, date from around 1360. The 14' 12 century High Cross of Tuam, a decorated sandstone piece, was once broken in three, with each piece in different ownership. It is now situated in the rebuilt (1878) Church of Ireland cathedral, which has a magnificent red sandstone chancel arch in laboured Romanesque, erected certainly between 1128 and 1152.
